For Land Protection:
Baseline documentation and regular site inspections identify encroachment by abutters, trespass, and other violations of the terms of the conservation restriction. They are vital tools to ensure that the grantor’s wishes for their property are respected in perpetuity.

For Landowners:
The Internal Revenue Service requires that a land owner seeking a tax deduction for a donated conservation restriction prepare a natural resources inventory that accurately represents the condition of the property at the time of the gift.

For Conservation Organizations:
The Land Trust Alliance Standards and Practices require that "A land trust must know the property it protects." Specific required practices include:
  • Identifying Conservation Resources
  • Doing a Basic Site Inspection
  • Determining Property Boundaries
The LTA requires that a land trust carry out a program of responsible stewardship for its land and its easements. Specific practices include:
  • Monitoring properties annually or more frequently
  • Documentation of each monitoring visit
  • Boundary Maintenance
